    We have found over the 15+ years doing garage conversions that pricing can vary from company. So will provide transparent pricing and others may not. It is important that after initial survey of your property that you have a complete breakdown of what is included.


    We do not look to hide any costs and will provide you with a complete and transparent pricing quote too help with your comparisons to include:

    Garage door removed. 

    Wall marked out for new door way. 

    Cut out done and new lintel in place. Floor built up to existing level and insulated. 

    Chipboard flooring in top. 

    First fix electrics and plumbing ran for lights/switches and radiator.

    Kit built and insulated for below window. 

    Ceiling re sheeted.

  • How long does a garage conversion take?

    In many cases we can complete your conversion in as little as 10 to 14 working days

  • Do I need to a building warrant?

    We communicate with your Building Control Officer throughout the process and meet them onsite for the final inspection to have the job signed off.. 

  • How long does it take to get building approval warrant?

    Most local authorities will issue a warrant approx 8 weeks after application.

  • Do I need planning permission for my garage conversion?

    Sometimes permitted development rights have been removed from some properties with regard to garage conversions, particularly if you live in a new housing development. There may be other circumstances when planning permission is necessary, so it is always best to contact your local authority to check

  • Can you match my existing brickwork?

    This leaves a seamless, perfect finish. We use a professional brick matcher, who will come to site prior to commencement, who will send you a few brick samples to ensure you are completely happy with the brick we lay on your job.

    Falkirk, a town in Scotland's central Belt, is located between Edinburgh (the Forth Valley) and Glasgow (the Forth Valley).


    The area surrounding Falkirk is full of stunning contrasts. The area is home to many outstanding attractions such as The Kelpies and The Helix, The Falkirk wheel, Bo'ness and Kineil Railway, The Antonine Wall and The John Muir Way.




    Modern wonders


    The Falkirk Wheel is the first and only rotating boat lift in the world. It transports boats up to 115 feet between different levels of the Union and Forth & Clyde canals. The visitor centre offers information about the wheel and a chance to ride it.


    The Helix is also located in the town. This parkland offers many activities, including walking, cycling and watersports. The Kelpies, the largest equine sculptures in the world, are its star attraction. These incredible horse heads, which measure 30m high and are made of 300 tonnes of steel, are a tribute to the horse power heritage of central Scotland. These incredible steel sculptures can be admired from afar. Visitors can also take a Kelpies Experience Tour to get close and personal with the structures.


    Historical treasures


    Falkirk is full of history. The Antonine Wall was built in the second century to mark the Roman Empire's northern frontier. It is now UNESCO World Heritage. The impressive Callendar House is a stunning example of a mansion that was built in the Callendar Park.
