It is important that after initial survey of your property that you have a complete breakdown of what is included. We do not look to hide any costs and will provide you with a complete and transparent pricing quote too help with your comparisons to include: All existing electrics removed. Garage door removed. Wall marked out for new door way. Cut out done and new lintel in place. Floor built up to existing level and insulated. Chipboard flooring in top. First fix electrics and plumbing ran for lights/switches and radiator. Walls built out and insulated. Kit built and insulated for below window. Ceiling re sheeted. Frame built around boiler to accommodate door. Walls sheeted. Area dug out in front of window for foundation for new brickwork. New window installed and sealed. Brick work up to window. Plastered. Doors fitted. Skirtings and facings fitted. Electrics finished off. Radiator supplied and fitted. Walls/ceiling/doors painted. (White or magnolia). Includes 4 double sockets, 6 chrome down lights, light switch and socket for tv if required. All rubbish removed from site.

Do I need to a building warrant?

We communicate with your Building Control Officer throughout the process and meet them onsite for the final inspection to have the job signed off..

How long does it take to get building approval warrant?

Most local authorities will issue a warrant approx 8 weeks after application.

Do I need planning permission for my garage conversion?

Sometimes permitted development rights have been removed from some properties with regard to garage conversions, particularly if you live in a new housing development. There may be other circumstances when planning permission is necessary, so it is always best to contact your local authority to check

Can you match my existing brickwork?

This leaves a seamless, perfect finish. We use a professional brick matcher, who will come to site prior to commencement, who will send you a few brick samples to ensure you are completely happy with the brick we lay on your job.

Reasonable price I honestly couldn't recommend Chris Ross highly enough. The garden office he has built for us is even better than I imagined it would be, and the quality of his work is exceptional. Chris turned up every single day, rain or shine, and worked incredibly hard from the minute he arrived. I'm not sure I've ever come across anyone quite so reliable. He rarely even stopped for a coffee! He was also brilliant at communicating, always getting straight back to messages and keeping us updated throughout. He had some lovely ideas of his own, but always checked everything with us first and made sure we were completely happy before going ahead. Nothing ever felt like too much trouble. Aside from being exceptionally good at what he does, Chris is just a genuinely lovely person to have around. He made the whole process incredibly easy and completely stress free. We are absolutely delighted with the finished office. It has exceeded our expectations and I wouldn't hesitate for a second to recommend Chris to anyone considering having work done. An absolute find.
